About the role

Accountabilities:

    • Independently manage commissioning activities for assigned data center projects, buildings, or major project scopes from planning through closeout.
    • Develop and maintain commissioning plans, schedules, testing strategies, issue logs, turnover plans, and supporting documentation.
    • Coordinate commissioning requirements across design, construction, project management, operations, vendors, contractors, and third-party commissioning providers.
    • Participate in project and technical meetings to assess readiness, identify risks, monitor schedules, and ensure commissioning requirements remain aligned with project objectives.
    • Lead Level 3, Level 4, and Integrated Systems Testing, serving as the primary commissioning representative during critical testing events.
    • Verify testing is performed according to approved procedures, design requirements, operational expectations, and established standards.
    • Track deficiencies, corrective actions, retesting requirements, and outstanding issues through resolution, escalating risks or schedule impacts when necessary.
    • Evaluate testing results and provide recommendations concerning operational readiness, project turnover, and startup.
    • Represent the owner's interests throughout commissioning and turnover, holding contractors, vendors, and commissioning providers accountable for quality, schedule, and deliverables.
    • Prepare commissioning reports, executive summaries, progress updates, and status reporting covering testing readiness, risks, issues, and turnover.
    • Manage project closeout and coordinate the collection and review of testing reports, punch lists, operating manuals, warranties, as-built drawings, spare parts inventories, occupancy documentation, and other turnover materials.
    • Ensure commissioning records and closeout packages are accurate, complete, organized, and available to operations teams.
    • Facilitate a smooth transition from commissioning into operational ownership.
    • Provide technical guidance, mentoring, and best-practice sharing to less experienced commissioning professionals.
    • Contribute to continuous improvement of commissioning processes, tools, standards, documentation, and team practices.
    • Requirements:

      • 5–8 years of experience in commissioning, construction management, mission-critical facilities, facility operations, startup, testing, project management, or a related technical discipline.
      • Demonstrated experience independently managing commissioning, testing, startup, turnover, or operational-readiness activities for complex facilities.
      • Strong working knowledge of mechanical, electrical, controls, and other critical infrastructure systems.
      • Ability to interpret construction drawings, specifications, commissioning plans, operating sequences, test procedures, and technical documentation.
      • Experience coordinating contractors, vendors, consultants, commissioning providers, and cross-functional project teams.
      • Proven ability to manage multiple projects, priorities, deadlines, risks, and stakeholder expectations independently.
      • Strong written and verbal communication skills, with the ability to explain technical information clearly to technical and non-technical audiences.
      • Excellent organization, documentation, issue-tracking, and project-management skills.
      • Proficiency with Microsoft Office, including Excel, Word, PowerPoint, Outlook, and Teams.
      • Experience with Bluebeam or comparable document-management software.
      • Bachelor's degree in Mechanical Engineering, Electrical Engineering, Construction Management, Engineering Technology, Computer Science, or a related field, or an equivalent combination of education and relevant experience.
      • Experience in data centers, mission-critical facilities, healthcare, industrial, manufacturing, utilities, or similarly complex environments is strongly preferred.
      • Experience leading Level 3, Level 4, and Integrated Systems Testing is a plus.
      • Previous experience as an owner representative, commissioning agent, construction manager, or facility operations lead is advantageous.
      • Familiarity with commissioning-management, reporting, and project-management platforms is preferred.
      • Experience with substantial completion, turnover, warranty management, and operational handoff processes is beneficial.
      • Certifications such as CAPM, PMP, CxA, CBCP, CCP, or similar industry credentials are valued.
      • Ability and willingness to travel approximately 50–75% of the time.
